New beachfront villas unveiled on Palm Jebel Ali

Dubai’s Palm Jebel Ali has added 44 new beachfront villas to its residential inventory, offering one of the last opportunities to purchase property on the development’s fronds before completion. The release comes as Nakheel accelerates construction across the project’s 12 fronds, signaling a critical phase in the transformation of Palm Jebel Ali into a luxury destination. The villas on Frond F are positioned as a final call for buyers seeking direct access to the Arabian Gulf within a meticulously planned community, where architectural diversity and waterfront exclusivity converge.

The villas, launched by Nakheel, are located on Frond F and divided into two collections. The Beach Collection features five- and six-bedroom homes with built-up areas ranging from approximately 7,500 to 8,500 square feet. The Coral Collection offers larger residences, including six- and seven-bedroom villas spanning approximately 11,500 to 12,500 square feet. Each villa is strategically positioned along the shoreline, providing direct beach access and expansive views of the Arabian Gulf.

Design collaboration for these villas involved NAGA Architects, SAOTA, LW Design Group, and LOCI Architecture, with a focus on generous interior spaces, abundant natural light, seamless indoor-outdoor living, and enhanced privacy for residents.

Construction ramps up across 12 fronds

Nakheel has allocated over Dh13 billion in construction and infrastructure contracts for the project. Work is progressing on 544 villas across Fronds A to F, where substructure, superstructure, mechanical, electrical, and plumbing systems, along with core infrastructure, are being installed. On Fronds K to P, another 728 villas are nearing completion, with teams focusing on internal and external finishing stages.

Dubai Holding Real Estate CEO Khalid Al Malik described the development as “Dubai’s next iconic waterfront destination.” He noted the villas represent a rare chance to own property on the fronds as the project transitions from concept to reality.

The first phase is scheduled for handover in late 2026, with further deliveries continuing through 2027. Once fully developed, Palm Jebel Ali will consist of seven islands and 16 fronds, adding 120 kilometres of coastline and more than 90 kilometres of beachfront to Dubai’s shoreline. The development will include a mix of residential, commercial, and leisure zones, with plans for retail outlets, dining establishments, and recreational facilities.
